03 · THE NAME

Why “The Motivational Mansion”?

The owner has been collecting artwork for years, all with a very specific theme. The walls are full of quotes from the great thinkers and doers of our time; some reflecting on what it means to be successful, some acknowledging the greatness inside of each person, and some simply offering a gentle nudge in the right direction.

These are framed reminders for those who are in the middle of building something: a company, a career, a family legacy, a championship season. Each piece of art seems to light a fire in your soul that moves you forward to the future you’ve imagined for yourself.

Most homes of this caliber decorate toward neutrality, but not the Motivational Mansion. This one has a character that’s sure to make a lasting impression.

The county from an upstairs window: the lawn, the four-board fence, and the hills a family gets to know before it buys.
04 · BEFORE YOU BUY

Settle in before you buy.

Where should the children attend school? Which part of Franklin fits the family's daily life? How often will Nashville actually require your presence? Does the family want acreage and seclusion, or proximity to a particular community? These are difficult questions to answer from a hotel and easy ones to answer from a residence.

Living at 2194 S. Berrys Chapel first gives a family the one asset a relocation never has enough of, which is time. Time to learn Tennessee, to understand Franklin, to discover how the household actually lives here, and to wait for the right property rather than purchase whatever happens to be listed the month you arrive.

The front elevation from the air: twin curved staircases, the iron door, and woods holding the hilltop to itself.
05 · PRIVACY FIRST

Public life stops at the property line.

For executives, founders, professional athletes, and entertainers, the most persuasive feature is the gate. Inside it, children get to be children and a conversation stays a conversation.

Home becomes, again, the one place removed from everything happening beyond it.

The great room opening through walls of glass to the pool terrace: 22-foot ceilings, stone fireplace.
06 · THE SIGNATURE

It opens completely.

The main living room retracts into the pool terrace, one continuous room from fireplace to fountain.
Walk the space
The pool terrace at blue hour: the water lit turquoise, the limestone terraces washed from below, the wooded hillside uplit amber, and strung lights across the cabana.
07 · THE LIGHTS

The grounds keep going after dark.

Landscape lighting runs the length of the hillside. The tree line is uplit in warm amber, the terraced walls are washed from below, and the four-board fence is picked out where the ground falls away. What reads as a wooded slope in daylight becomes the backdrop to the pool terrace at night.

The pool carries its own light, the cabana its lantern and strung bulbs, and the terrace stays in use long after the sun is off the county. An evening outside in August ends when the family decides it ends, not when the light goes.

08 · KEEP GOING

The estate runs deeper than one page. Walk the rooms, then drive into Franklin.

09 · THREE WAYS TO LEASE

Choose your path

I
For relocating families
Settle in before you buy. Learn Franklin from a residence rather than a hotel, and wait for the right property instead of the one listed the month you arrive.
Plan a relocation
The poolside cabana, curtains drawn back, loungers at the water's edge.
II
For an extended season
One season in Middle Tennessee, for the project, the tour, or the off-season, with room for the whole operation and one controlled entrance between it and everything else.
Plan a season
The entry foyer from the open iron front door, columns framing the county view beyond.
III
For leasing, by preference
Some households simply prefer the freedom of a lease to the permanence of a deed. Unpack fully, host freely, and live at a permanent standard on a flexible term.
Ask about the lease
The chef's kitchen and its entertaining layout: marble island, a wall of windows to the grounds.
11 · THE SERVICE

The house comes managed.

A dedicated property manager serves as the household's single point of contact for anything involving the residence, which retires the vendor calls and coordination that usually accompany a property of this size. Professional housekeeping is included for the full length of the lease.

A private chef can be arranged when wanted, for weeknight family dinners, performance-focused dining, an intimate evening, or a house full of guests. A family arrives and lives. The house is looked after around them.

Two chairs at the owner's-suite window, the county waiting beyond the glass.
12 · THE LUXURY OF DECIDING LATER

The most valuable feature at 2194 S. Berrys Chapel cannot be photographed.

It is time. Leasing here means no settling for whatever the market holds when the moving truck arrives, and no discovering next winter that the beautiful house sat on the wrong side of town.

The family learns the area at its own pace and watches the market. When the property worth keeping finally appears, the decision gets made from certainty rather than urgency.

Until then, you are already home.
